Could Co-Buying Be Your Way Into The Property Market?

What if buying property didn’t have to be a solo journey?

Many first home buyers assume they need to buy on their own or with a partner. But there’s another strategy that can help people enter the property market sooner - co-buying.

In this episode, I’m introducing you to the concept of co-buying - purchasing property with other people - and sharing how this strategy helped me buy one of my properties when our borrowing capacity wasn’t enough to do it on our own.

Co-buying isn’t something to rush into or take lightly. When money, property and relationships are involved, things can become complicated quickly if the right foundations aren’t in place.

But when the structure is clear, the strategy makes sense for everyone involved, and the right conversations happen early, co-buying can be a powerful way to combine resources and access opportunities that might otherwise be out of reach.

In this episode, I walk you through the six foundations I believe are essential before considering a co-buying arrangement.

In this episode we cover:

  • What co-buying actually means
  • How ownership works with tenants in common
  • Why combining resources can increase borrowing power
  • The six foundations that need to be in place before co-buying
  • Why shared values and transparency matter more than most people realise
  • The importance of clear roles, agreements and exit strategies
  • Why surrounding yourself with the right professional advice is essential

The six foundations of a strong co-buying arrangement:

  1. Shared values

  2. Radical transparency and open communication

  3. Hard conversations and exit strategies early

  4. Clearly defined roles and responsibilities

  5. Everything documented in writing

  6. Professional advice and the right support team

If everyone is aligned, the structure is clear, and the strategy works for everyone involved, co-buying can be a powerful way to enter the property market sooner.

But if even one of those foundations is missing, that’s a signal to pause and reassess before moving forward.
